Rough clean and final clean are different scopes
Rough clean happens with trades still on site; final clean is after. Quoting both as one number is how projects end up in disputes. We scope and price them separately.
Dust keeps settling for days
A final clean done the afternoon the last trade leaves will show dust by morning. We time the final pass — and can add a touch-up visit — around your actual walkthrough date.
Closeout packages benefit from photo documentation
Our completion report gives contractors and owners area-level photos and a completion time to include in the closeout, instead of a line on an invoice.

Every visit is documented
Photo evidence by area, completion time, GPS check-in, and a PDF you can forward — reviewed by a supervisor before it reaches you. Other companies can describe their quality; we can show you the visit.

Square footage and finish level
Polished concrete, glass, millwork, and stainless each take different time. Finish level drives the quote as much as area.
Number of phases
Rough clean, final clean, and touch-up before the walkthrough are quoted as separate phases so a schedule slip on the GC side does not change your price.
Debris and dust load
Drywall dust, adhesive residue, and sticker removal are scoped from the site visit. Dumpster access and disposal responsibility are written in.

How a transition works.
If you are replacing a cleaner mid-project, we can pick up at any phase. We photograph current conditions before starting so the record shows what we inherited, coordinate directly with your superintendent on trade schedules, and price the remaining phases individually. Recurring janitorial service for the finished building can be scoped at the same visit.

We walk the project with your superintendent, confirm which trades are still on site, and set the phase dates against your turnover schedule.

Each phase is documented with photos by area — useful for your owner walkthrough and for closing punch-list items.

After the owner walkthrough, a scheduled touch-up pass addresses flagged items, with the same photo record.

As a fixed project price against a written scope, after we see the space or the plans. Square footage, level of finish, glass, and whether rough and final cleans are both needed all affect it.
How much notice do you need?+
Typically one to two weeks for scheduling, though we can often accommodate shorter timelines for projects in Indianapolis. Give us the projected substantial-completion date as early as you can.
Do you handle debris removal?+
Light debris and packaging, yes. Bulk construction waste and dumpster hauling remain with the contractor unless scoped separately.
Can you continue with recurring service after the project?+
Yes — many post-construction clients move into recurring office, medical, or multifamily service with the same point of contact.
