Apartment common area cleaning property managers can forward to owners.
Recurring common-area cleaning for apartment communities, condominium associations, and multifamily portfolios across Indianapolis, Carmel, Fishers, Greenwood, and Avon. Every visit is documented in a service report — photo evidence by area, completion time, GPS verification — built to be forwarded.
Scoped from your walkthrough, not a template.
Every item above is confirmed area by area during the walkthrough and written into your scope. Anything not in the scope is quoted in writing before it touches an invoice.
Facilities we service in Indianapolis.
Property management companies
Multiple communities under one point of contact, with reporting that rolls up cleanly into owner updates.
Owner-operators
Smaller portfolios where the owner wants to see the work without driving to every property.
HOAs and condominium associations
Boards that need a retained record for meetings and budget approvals.
Lease-up and stabilizing communities
Properties where the leasing tour path has to look right every single day.
What we look at before quoting.
Common areas are judged by residents, not managers
A resident walks the same corridor twice a day and notices a skipped week immediately. Reporting by area — with corridors and amenity spaces listed individually — is how a manager catches it first.
Amenity spaces need their own frequency
A fitness center used at 6 a.m. and 6 p.m. cannot be on the same schedule as a mail room. We scope amenity areas separately and set frequency per area.
Maintenance issues surface during cleaning
Burned-out lights, damaged corners, and leaks get seen by the crew before anyone else. We flag them in the report with next steps so they reach your maintenance team the same day.
Usually why facilities switch.
Every visit is documented
Photo evidence by area, completion time, GPS check-in, and a PDF you can forward — reviewed by a supervisor before it reaches you. Other companies can describe their quality; we can show you the visit.

Number of buildings and common areas
Each lobby, corridor set, mail room, fitness center, and clubhouse is a scoped area. More buildings means more travel and more restrooms.
Frequency by area
Leasing offices and fitness centers usually run more often than upper-floor corridors. Each area gets its own frequency in the scope.
Trash rooms and amenity turnover
Trash-chute rooms, pool restrooms in season, and package rooms are common add-ons and are quoted as line items, not folded into a vague total.
Property managers get one fixed monthly price per community, with the service report attached to every visit so the invoice is easy to justify to ownership.
How a transition works.
Multifamily switches often follow a management-company change or a run of resident complaints. We coordinate with your regional manager on the start date, collect the outgoing vendor’s access on day one, and photograph every common area on the first visit so any pre-existing damage or wear is on record before we touch it. Multi-property portfolios get one point of contact across communities.
Chow Connections is not a franchise or a management company that subcontracts the work. The crew on site is our crew, trained by us and supervised by us. How the three models compare →
What the first month looks like.
Days 1–3: Access and resident hours
Fobs and key access set up, quiet hours confirmed, and the crew schedule aligned with leasing office hours so tours never meet a mop bucket.
Week 1: Reports to the property manager
Photo-documented reports for each building. Restrooms and fitness centers are listed individually so you can answer a resident complaint with a timestamp.
Days 14–30: Owner-ready record
After the first month you have a complete photo history of common areas — useful for owner reporting, and for the next resident who says the gym is never cleaned.
Questions we hear during walkthroughs.
Do you serve multiple properties under one contract?+
Yes. Portfolios are the most common structure we work in. One point of contact, one written scope per property, and consistent reporting across all of them.
What does the service report include for a multifamily property?+
Each scoped area — lobby, each corridor or floor, fitness center, leasing office, trash rooms — gets its own entry with photo evidence, plus completion time, GPS check-in, and a downloadable PDF. See a real one on our Proof of Service page.
Can you clean turnover units?+
Our recurring contracts cover common areas. Unit turns can be scoped as a separate project; ask during the walkthrough.
How quickly can you start?+
